Dylan in Potomac Yard - 2022 Top Selling Condominium

Delta Associates Recognizes Dylan for Highest Sales Pace

Potomac Yard is one of Virginia's most exciting new, pedestrian-centric neighborhoods. There, located within walking distance of the new Potomac Yard Metro, Virginia Tech’s Innovation District and Amazon's future headquarters—and close to the Del Ray neighborhood—is Dylan: a collection of 129 beautifully designed residences scheduled to deliver in 2022.

Dylan, a distinctive new condominium in Alexandria’s Potomac Yard, has scored the highest sales pace award in the Washington Metro Area housing market, winning the industry’s prestigious Delta Award.

“We believe a combination of factors led to Dylan winning the Delta Award for best-selling new residential condo, notably the design, price, quality and location,” said David Mayhood of the Mayhood Company, exclusive Sales and Marketing firm for Dylan.

“Working collaboratively with Chris Lessard of Lessard Design, we created innovative, contemporary, and exciting floor plans that the market has really embraced. Many of the Dylan homes feature bedroom-sized dens that can function as a home office or guest room. The entertainment spaces are open and light-filled, with the kitchen and waterfall island integrated in as part of the experience,” Mayhood added. “These designs really reflect how the Northern Virginia condominium buyers want to live.”

Winning the Delta Award is recognition for “exceptional new apartment and condominium projects in the Washington and Baltimore metro areas.” Delta Associates selects its annual winners based on location, price, sales pace, design and marketing. Condominiums at Dylan are selling at a record, five-per-month pace, tops overall in the market.

Dylan is a six-story luxury condominium property located in Potomac Yard in Alexandria. It offers a walkable urban experience with close Metro access and proximity to Amazon’s HQ2 at National Landing. Residents will also be close to Alexandria’s Old Town North and Del Ray’s popular restaurant row and shops.

Prices at Dylan range from $600,000 to $1.3 million, with more than 70 percent of the 129 market-priced units already sold before the 2023 occupancy. The two-building development offers a variety of plans, ranging in size from an 880 square foot One-and-Den to a very generous Three Bedroom of almost 1,800 square feet.

The developer of Dylan is FORTIS, a Washington-based firm with extensive experience in multifamily rentals and condominiums. George Chopivsky, president of FORTIS, noted that much of Dylan’s success has been the innovative floor plans designs attracting a wide range of demographics.

“We are especially excited that Dylan’s new homeowners will include innovation managers at Amazon, some students from Virginia Tech’s new campus, professionally employed couples and a sizable mix of couples downsizing from Alexandria and Arlington single family homes,” Chopivsky added. “That’s a sophisticated mix of generations that will create a vitality and energy unique to this Potomac Yard neighborhood.”

The East and West buildings will have centralized concierge service to assist residents, rooftop terraces offering views of the nearby Potomac River, and indoor clubrooms that are the perfect place for cocktails by the fireplace. Residents will also enjoy an innovative fitness center, yoga room, pet washing station, makerspace, a business center, Amazon Hub lockers, secure parking, storage and bike rooms. Exteriors will include greenspaces, benches and picnic areas.
